Competent Person Schemes

Under a Competent Person Scheme, certain Individual trades people can self-certify that their work complies with the Building Regulations. This is an alternative route to submitting a Building Regulations application to us for work such as installing replacement windows or boilers, carrying out cavity wall insulation or Part P electrical work.

Registration to these schemes, with the exception of Gas Safe, is not compulsory. However, if work is undertaken by a person who is not registered, a Building Regulations application will need to be submitted before work starts so that we can arrange an inspection.

A variety of Competent Person Schemes exist covering many aspects of the Building Regulations. For a full list of the types of works covered please visit this Government website page.

How are we notified of the work

When someone has undertaken ‘notifiable’ work in accordance with a Competent Person Scheme, the competent person (installer) provides evidence via their scheme provider (for example FENSA) to both the property owner and the relevant local authority. The evidence shows that the work complies with the relevant regulation(s) and should be submitted within 30 days of completion of work.
