Building Notice application
Detailed plans are not required for a Building Notice (see restrictions on it’s use below) and you can start work 48 hours after the application and the correct fee have been submitted. This type of application is generally used for smaller works such as structural alterations or single storey extensions.
The Building Notice route does not require the submission of Building Regulations plans, other than for the erection or extension of a building where a block plan indicating the size and position of the works is required. The block plan should be at a minimum scale of 1:1250 (see note on the Building Notice Application form).
In all cases we may, however, need additional details to be submitted during or before the work starts, including structural calculations, to enable us to ensure compliance with the Building Regulations.
Once we have received the Building Notice application and the correct fee, we will issue you with a Building Notice acknowledgement letter within 15 days. (A Building Notice application is valid for 3 years from date of deposit but should not be confused with any planning permission you may have obtained.) Please be aware that this does not indicate prior approval of your proposal though and consider that:
- You and/or your builder have no approved Building Regulations plans to work to on site
- When we carry out our inspections we will try to anticipate potential issues and help resolve these, however delays and costly remedial work may be necessary if the work we inspect does not comply with the Building Regulations
- It relies on the person carrying out the work being familiar with Building Regulations requirements
- Close co-operation between you/your builder and our Registered Building Inspector will be needed to ensure compliance.
If you are in any doubt about which type of application to use please contact us on: 01329 824823 between 8.45am and 5.15pm (4.45pm Friday).
When you cannot use a Building Notice
- For premises where people are employed or where a Fire Certificate under the Regulatory Reform (Fire Safety) Order 2005 is applicable e.g. shops, factories, offices, public buildings
- Where the proposals consisting of either underpinning, extensions or new builds and they affect, or are likely to affect access to, or are built over a drain, sewer or disposal main indicated on the map of sewers kept by the sewerage undertakers
- Works involving the erection of any building fronting onto a private street. In these cases you must submit an application for approval with full plans.
Location plans
Please remember that for all new buildings and extensions you will need to submit a 1:1250 scale location plan (block plan), showing the proposal’s size and position and relationship to adjoining boundaries. A drainage plan indicating the proposal’s drainage discharges to the existing drainage systems must also be provided.
Charges
All our charges are individually determined. The Building Notice charge is paid in full on submission of the application. (Whereas charges for an application for approval with full plans are normally submitted in two stages.)
