LABC New Home Warranty
The LABC New Home Warranty scheme was created in 2007 by MD Insurance Services Limited (MDIS) in partnership with Local Authority Building Control (LABC). MDIS is the company that administers the scheme and is regulated by the Financial Services Authority (FSA). They are backed by three established and reputable ‘A’ rated insurers, HSB, AXA and Lloyd’s of London.
The LABC New Home Warranty is accepted by leading mortgage lenders operating in the UK and is a founding member of the UK’s Consumer Code for Home Builders. The unique partnership with LABC means together we provide joined up building control and warranty services across England and Wales through a network of 3,500 surveyors.
The different LABC warranties cater for speculative developers and builders covering conversions, new build and mixed-use developments. The product recognises and rewards quality projects with competitive premiums and market-leading terms. Service and support is fast and seamless because of MDIS’s experienced, dedicated customer service team.
LABC Social Housing Warranty
A competitive tailored solution covering shared-ownership, rented or key worker accommodation projects. Quality is rewarded with the same advantages given to speculative developers. Cover can be provided for either a 10 or 12 year period.
LABC Self Build Warranty
Designed specifically to protect people building their own homes – both new builds and conversions. The policy provides 10 years of cover and peace of mind. In the case of a valid claim there is no need to prove who was responsible, avoiding a costly investigation and stressful litigation.
Commercial property warranties
The LABC Commercial Property Warranty is designed to protect owners or developers of commercial sites from potentially costly defects. The use of a structural warranty replaces the uncertainty of collateral warranties with the security of a first party insurance policy.
On mixed use sites the commercial warranty can be used in conjunction with a new home, private rental or social housing warranty to provide comprehensive protection for the entire development. For more information visit the LABC Warranty website.

FMB Extensions Warranty
The MasterBond Warranty was introduced by the Federation of Master Builders (FMB) in association with LABC. It provides a two year full warranty and a ten year structural warranty against building defects for domestic extensions, renovations and improvements.

More about the Consumer Code for Home Builders
A Consumer Code for Home Builders came into effect in April 2010. It’s aim is to make the home buying process fairer and more transparent for purchasers.
The Consumer Code was setup through an agreement between NHBC and MD Insurance Services Ltd (trading as Premier Guarantee and LABC New Home Warranty). These organisations have agreed that builders and developers registered with them will adopt the Consumer Code.
